Steps to New Home Construction

Hire the Builder

You will want to hire a builder who is well versed in building custom homes. This means they have to be skilled enough to bring your dream build to life, available enough to oversee any issues and ensure the highest quality and have the ability to problem solve and work through complex situations. A builder oversees up to 40 different trades in every single build. It is crucial you employ someone with a vast knowledge and understanding of each.

Choose the Home

After you know where you will be building your home it is time to start exploring options for the blueprint of the home. There are many options to choose from so take some time to explore floor plans from some of our favorite architects.

Pick the Place

Choosing the location is often thought of as second on the steps to building a new home. However, at Landmark, we position it first because where you build will highly dictate what you can build and if the city or township will allow your dream home to be built or not.

Finance the Build

The financing can either make a new home construction project go really really well... and it can make it go really poorly. Mostly on timing and flexibility. Knowing you have a skilled lender able to work with you on not only closing the loan but also throughout the construction of the new home is huge. Your builder and your lenders relationship can really make a break the project. It absolutely does matter who you choose to finance through.

Break Ground

Now the fun part. All the permits are in and you are starting to dig. From here you will continue to work through each phase of the new construction project together with your builder. Before you ever break ground your whole home build will be laid out for you. This means that any changes along the way can cost you. Meaning if the budget did not allow for this... it will be coming out of your pocket. So take your time picking out your home and what items you truly want.

So of course finding a builder that can build on a time efficient schedule is HUGE! Some builders take on average 12 months a year to build a home. Landmark has been able to build most of our homes in 6 months from permit to keys. The big thing here is to hold your builder accountable to the promised timeline while also understanding each change will add on time and so will issues with financing.

We work directly with the real estate market every single day. We see the homes are still selling for 5-10% over market value pretty regularly. This is frustrating many buyers in the market and many are looking towards buying as a solution to the over inflated prices and over market value offers beating them out time and time again. So the myth is that you can build for the very same price or shoot... even less. The truth is that is probably not the case.
